Floodplain Development
Any development, including any work except painting and minor interior work on single-family residences, does require permitting before actual work can proceed. Consequently, any development and/or improvement within the floodplain require permitting from the City of South Miami’s Building Department.

Permitting may require an elevation certificate, which is prepared and certified by authorized land surveyors, engineers, or architects. The elevation certificate forms are available at the City of South Miami’s Building Department.

Anyone who sees any construction of any kind where a permit card is not visibly displayed should immediately contact the Code Enforcement Division by telephone at 305-668-7335. Illegal construction poses risks to the community. High winds and floodwaters can cause serious harm to persons and damage to property if surrounding properties contain improvements that are not constructed to withstand such wind and water forces.

Flood Zones Map
The City of South Miami flood zone map shows the flood zones in the following areas:
  • City boundaries
  • Parcels / properties with their addresses (as four-digit numbers)
  • Street names
  • Surrounding areas

Also shown are the properties that had their flood zones changed due to the Letter Of Map Amendment (LOMA). These properties had their flood zones changed by FEMA after performing detailed analyses of the flood risks associated with the properties/buildings upon their request for LOMA. The resulting properties were therefore removed from high-risk flood zones (special flood hazard area “SFHA”) and put into the correct flood zones, which are always low-risk flood zones where flood insurance is not required.

Drainage System Maintenance
A serious risk to the safety of our community occurs when people in or outside of the community participate in illegal dumping in our canal system. Canals in our community provide an invaluable drainage feature by helping to speedily carry potential floodwaters away.

Please, report any illegal dumping you observe in any canal or body of water located in or outside of the City of South Miami.
